About PermitLogic AI and Sully

What is PermitLogic AI?

PermitLogic AI is an iPhone app, coming soon, that checks your town's own published rules to tell you whether your project likely needs a permit. It then builds a materials list and a filing packet ready to take to the permit office. Sully, the app's AI guide, walks you through it.

Who is Sully?

Sully is the app's AI guide, a plain-spoken veteran-contractor character. Sully is not a real person, and never claims to have built, inspected or approved anything. Think of Sully as a patient guide who reads the rules with you and is honest about what he couldn't find.

Who makes PermitLogic AI?

Sully Studios, a small independent app studio in northeastern Pennsylvania. Our founder spent years in home-repair contracting and watched too many projects stall over permit surprises and missing materials. More about us.

Who is it for?

Homeowners and DIYers planning projects like decks, fences, sheds, roofs, bathrooms and electrical work; landlords and small flippers juggling several properties; and contractors, through a Professional mode coming soon, with Sully Enterprise for larger teams.

Coverage and accuracy

Does it work where I live?

PermitLogic AI is designed for any U.S. town. Sully uses the same research ladder everywhere: your town first, then the county, then the state, then the model code. Results depend on what your town publishes online. Some towns publish a lot, some very little.

Is PermitLogic AI the final word on my permit?

No. Your local permit office decides. PermitLogic AI helps you understand the published rules, prepare a complete application and know who to ask. It doesn't replace the office, an engineer or an attorney.

Where do the rules in my report come from?

Sully reads your town's official site, permit, fee, code and zoning pages first, then the county, then the state, then the model code. Every rule is labeled with its source: Town, County, State or Model code, with a quote or paraphrase. Model code text is linked or paraphrased, never pasted.

What happens when Sully can't find a rule?

The report says so plainly. It may show a county or state rule, clearly labeled, and suggests calling the office, with the questions to ask. We'd rather tell you about a gap than fill it with a confident guess.

How do you check phone numbers and fees?

Phone numbers, fees and quotes in your report are checked against the pages Sully actually read, so you can see where each one came from. If your town hasn't published a fee, the report says so.

Can I give Sully my own links?

Yes. If you have a link to your town's ordinance, a handout, or a page the office pointed you to, paste it in. Sully reads your links first.

What if a rule looks wrong?

Every rule has a "this looks wrong" button so you can flag it. Treat a flagged rule as one to confirm with your permit office before you rely on it.

Is this legal or engineering advice?

No. PermitLogic AI gives general guidance. For structural work, gas and major electrical work, talk to licensed professionals. Some towns require them.

The permit report

What's in a permit report?

A verdict (required, likely, unclear or not required), the rules grouped by source with labels and quotes, fees, who to call, the town's form when it's posted, ordered steps, common rejection reasons, and a plain note on whether to hire a pro.

How does Sully ask about my project?

One question at a time, and only the questions that change the answer: what you're building, where, how big, and the details that matter for that project type. You can start from a photo of a rough sketch.

What does the sketch feature do?

Photograph a rough sketch, even on a napkin, and Sully turns it into a clean conceptual schematic with your dimensions and any missing ones called out. It's conceptual, not a survey or a stamped drawing.

Does the report work for any project?

Reports work for common residential projects: decks, fences, sheds, roofs, bathrooms, basements, electrical, plumbing, windows and doors, solar, pools and additions, and more. See our project guides.

Materials list and filing packet

How is the materials list sized?

Only from details you've confirmed. Each line shows the quantity, the waste allowance and the assumptions behind it. Missing measurements are called out instead of guessed.

What's a waste allowance?

Extra material to cover offcuts, defects and mistakes. Our waste allowance guide explains typical ranges.

Can I shop from the list?

A retailer picker turns each item into a plain store search at the retailer you choose. Today those are ordinary search links. If we ever join a retailer's affiliate program, the disclosure will sit right next to the links. See our affiliate disclosure.

What's in the filing packet?

A PDF with a cover sheet, your project details, the rules that apply with their sources, and a checklist of what your office asks for, plus a link to the town's real form when it's posted. You can email it to the office from the app.

Is the filing packet a permit?

No. It organizes what the office asks for so your application is complete. Your permit office reviews it and decides.

Pricing and plans

How much will it cost?

Planned launch pricing is Sully Stamp at $14.99 per project, or Sully Pro at $9.99 a month or $59.99 a year for all your projects. Prices may change before launch. Professional for contractors is planned at $100 a month, or $1,000 a year, and Sully Enterprise for larger teams is priced for your team. See pricing.

What does a Sully Stamp include?

One project's full permit report, materials list and filing packet, plus denial recovery for that project.

What does Sully Pro include?

Reports, materials lists and filing packets for all your projects, subject to a fair-use monthly limit per account.

Is there a plan for contractors?

Professional for contractors is coming soon, planned at $100 a month, or $1,000 a year. It includes everything in Sully Pro, plus client and job names on every project grouped by client, your company name, license and phone on packet covers, and a higher monthly report allowance. Read what we're planning.

Is there a plan for larger teams?

Sully Enterprise is coming soon. It includes everything in Professional, plus team seats with owner and member roles, shared client and job folders, permit status on every job across every town, company-branded packets, read-only packet links for clients, monthly report volume sized to your team, annual invoicing with purchase order support, account-wide data export, and a dedicated contact with priority support. We size the plan to your team and send you a quote. See Enterprise or email [email protected].

What if my permit application is denied?

Denial recovery is included with a Sully Stamp or Sully Pro. Take a photo of the denial letter or paste its text, and Sully explains each reason, the fix and the steps to resubmit, using your letter and your town's own sources.

Hire a pro

Can Sully connect me with a contractor?

Hire a pro is in the works and coming soon. When it's available, you'll be able to ask to connect with local professionals from inside the app. We have no pro-matching partners today. If we add them in the future, we may earn a fee when you connect with a pro through them, and we'll disclose it right there. A fee would never change what your report says.

Will my information be shared?

Only if you ask to connect with a pro, and only after you see what will be shared and agree. Details are in our privacy policy.
